🌅 The Retirement Wave: 10 Businesses For Sale 🌅
Ten thousand baby boomers retire every day, and a meaningful share of them own the businesses that keep America running. Every deal in this issue is a retirement sale: owners who built something real over decades and now want a capable successor more than a bidding war. That is the single best setup a buyer can walk into. Reply to this email with the deal number(s) and we will send you the details.
👋 Hey Team!
Welcome to all the new subscribers who joined this week!
How this issue works: deal numbers carry over from our master pipeline (Issues #221 through #251), so if you already replied about a deal, the number is the same. Note the numbers that interest you and reply to this email with them. Most of these businesses are off-market and appear nowhere else, and a real person on our team reads and answers every reply.

#67 - Corporate Relocation Services Company | Dartmouth, MA & Dallas, TX
📍 Location: Dartmouth, MA and Dallas, TX
🏷️ Asking Price: $3,000,000
🆔 Business ID: Confidential
💰 Cash Flow: $2,000,000+ (owner-reported)
📈 Gross Revenue: $5,000,000
📊 Business Type: Corporate Relocation Services
🏠 Ownership: Owner Operated
🔥 Roughly 1.5x Reported Profit! | Two-Region Footprint! | Owner Is 84!
✅ Key Highlights:
• The owner reports $2,000,000+ in cash flow on $5,000,000 in revenue against a $3,000,000 ask. If diligence confirms even most of that, this is the cheapest large deal in the pipeline.
• An 84-year-old owner is not negotiating for sport. He is choosing a successor.
• Corporate relocation runs on repeat contracts with employers, not one-off consumer moves.
• The Northeast plus Texas footprint covers two of the busiest corporate migration corridors in the country.
🚀 Growth Opportunities:
• National account expansion and government contracts are natural next steps for a two-region operator.
• The pricing gap between reported profit and asking price is itself the opportunity; ask us why.
📌 Summary:
A reported 1.5x multiple from an owner in his ninth decade. The verification work is the whole deal here, and it is exactly the work we do with buyers.

Latin America Investment Opportunity
A team in our network is building an investment platform for premium real estate in Latin America, focused on residential, hospitality and destination projects where wellness and lifestyle drive the value.
Their approach is structured capital. They invest alongside established local developers through preferred equity and junior debt. That position sits ahead of the developer's own equity, so investors get priority on returns and downside protection while still sharing in the project's upside. The developer has to put meaningful capital of their own at risk, and in return the team brings institutional-grade underwriting, governance and reporting.
The first investment is a wellness-focused oceanfront residential development in Uruguay, designed by a globally recognized architect. Key terms:
10% preferred return to investors
The sponsor has personally guaranteed construction completion and repayment of the project's debt financing
Investors get a right of first offer on the architect's future qualifying developments
Why Uruguay? It is one of the few places in the region with developed-market institutions. It has an investment-grade sovereign rating (BBB+), strong rule of law, and equal treatment of foreign and domestic investors. There are no restrictions on repatriating capital, and meaningful tax incentives are available for qualifying projects. Property values are still well below comparable developed markets.
The minimum investment is $100,000. If you'd like to take a look, reply with a short intro and the word “INVEST” and I’ll share the deck.

🔥 Under 2x Reported SDE! | Service Book Included! | Retirement Sale!
✅ Key Highlights:
• $450,000 in owner-reported SDE on $1,700,000 in revenue at an $850,000 ask: under 2x if the number verifies.
• Pool companies pair big-ticket installs with a service book that renews every single season. The service side is the annuity.
• Vermont's short season concentrates the work and the customer loyalty; the established operator wins by default.
• Retirement-driven sale from an owner open to discussing terms.
🚀 Growth Opportunities:
• Maintenance route expansion and chemical delivery add recurring revenue between installs.
• Hot tubs and outdoor living products extend the season and the ticket.
📌 Summary:
A reported 26% SDE margin priced under 2x by a retiring owner. Verify the mix between install and service revenue; the service book is what you are really buying.
