🌅 The West Coast & Mountain West Board: 10 Businesses For Sale 🌅

Our West Coast readers keep asking for a geography-first issue, so here it is: ten deals from Oregon to the Rockies. It leads with a St. George short-term rental portfolio reporting $1.2M in SDE at under 3x and the $20M two-state printing platform, and runs through the Bay Area BJJ academy, a Central Valley well drilling company, a Los Angeles County home infusion provider, and a Portland-metro e-waste recycler with real estate in the price. Reply to this email with the deal number(s) and we will send you the details.

👋 Hey Team!

Welcome to all the new subscribers who joined this week!

How this issue works: deal numbers carry over from our master pipeline (Issues #221 through #252), so if you already replied about a deal, the number is the same. Note the numbers that interest you and reply to this email with them. Most of these businesses are off-market and appear nowhere else, and a real person on our team reads and answers every reply.

• St. George is the gateway to Zion National Park and one of the fastest-growing metros in America; visitation compounds every year.

• Regional supply of professionally managed inventory has not kept pace with demand.

Latin America Investment Opportunity

A team in our network is building an investment platform for premium real estate in Latin America, focused on residential, hospitality and destination projects where wellness and lifestyle drive the value.

Their approach is structured capital. They invest alongside established local developers through preferred equity and junior debt. That position sits ahead of the developer's own equity, so investors get priority on returns and downside protection while still sharing in the project's upside. The developer has to put meaningful capital of their own at risk, and in return the team brings institutional-grade underwriting, governance and reporting.

The first investment is a wellness-focused oceanfront residential development in Uruguay, designed by a globally recognized architect. Key terms:

  • 10% preferred return to investors

  • The sponsor has personally guaranteed construction completion and repayment of the project's debt financing

  • Investors get a right of first offer on the architect's future qualifying developments

Why Uruguay? It is one of the few places in the region with developed-market institutions. It has an investment-grade sovereign rating (BBB+), strong rule of law, and equal treatment of foreign and domestic investors. There are no restrictions on repatriating capital, and meaningful tax incentives are available for qualifying projects. Property values are still well below comparable developed markets.

The minimum investment is $100,000. If you'd like to take a look, reply with a short intro and the word “INVEST” and I’ll share the deck.

🔥 $20M Top Line! | Two-State Footprint! | Retirement Sale!

✅ Key Highlights:
• $20,000,000 in revenue with $2,750,000 in owner-reported SDE across facilities in Southern California and Las Vegas.

• Print consolidates in the survivors' favor: as competitors retire, the remaining platforms absorb their books of business.

• The two-state footprint provides the geographic redundancy large contract customers demand.

• Roughly 6.4x reported SDE, a platform multiple for a platform-size business. Retirement-driven and open to structure.

🚀 Growth Opportunities:
• Tuck-in acquisitions of retiring competitors are the proven playbook at this scale.

• Mailing, fulfillment, and packaging expand wallet share inside existing accounts.

📌 Summary:
The largest West Coast deal on our board and a genuine platform for a funded buyer or search fund. This is Exchange-tier work, and we run those processes end to end.
