🤝 Advisor Network Roundup: 2 Businesses For Sale 🤝
Mondays, Wednesdays and Fridays, we send you owners who came to us directly. Tuesdays, Thursdays and Saturdays, we send you the best businesses our buy-side team found in market through our advisor network: deals we sourced and vetted for our own clients. A short list this time, two businesses rather than a dozen, because these are the two that cleared our checks. A 38-year hardwood millwork manufacturer in Southwest Florida doing $5,269,466 of revenue with 27 people on staff, and a semi-absentee kitchen and bath showroom and design-build firm in Ventura County priced at 1.7x its two-year average SDE. Both are SBA prequalified, and both owners are retiring. Reply to this email with the deal code and we will send you the details.

HARDWOOD - Hardwood Millwork Manufacturer, Custom Stairs, Doors & Floors | Fort Myers, FL
📍 Location: Fort Myers, FL (Southwest Florida) 🏷️ Asking Price: $2,100,000 (business only; the building is owned by the seller and is not included) 🆔 Deal Code: HARDWOOD 💰 Cash Flow: $467,246 (advisor-reported, labelled cash flow on the listing) 📈 Gross Revenue: $5,269,466 (advisor-reported) 📊 Business Type: Vertically Integrated Hardwood Millwork Manufacturing 🏠 Ownership: Owner Operated, Retiring, 38 Years 🔥 SBA Prequalified! | 27 People On Staff! | $800K Of Equipment Included!
✅ Key Highlights:
• $2,100,000 against $467,246 of cash flow is 4.5x. That cash flow is an 8.9% margin on $5,269,466 of revenue, thin for a manufacturer, and it is the first thing we would test.
• Vertically integrated: milling, finishing, assembly and custom fabrication of hardwood flooring, stair components and systems, architectural millwork, doors, moldings and trim, all under one roof in a 15,000 sq ft plant.
• 27 people, 25 full time plus 2 contractors, with key employees already in place, an owner who is retiring, and an SBA prequalified listing.
• $800,000 of furniture, fixtures and equipment is included in the asking price, with about $100,000 of inventory on top (confirm whether that inventory is included). Customers are custom home builders, contractors, remodelers, architects, designers and distributors, much of it repeat and referral work.
• The honest caveat: the listing contradicts itself twice. One section reads real property included while the lease field reads owned and not included in the asking price, and the operating history shows as 38 years in one field and more than two decades in the written description. Settle both before you price it.
🚀 Growth Opportunities:
• Expanding production capacity and deepening builder and distributor relationships, which the advisor names as the main levers on an order book that is already mostly repeat work.
• Broadening geographic reach beyond Southwest Florida and adding product lines through the same mill, finishing and assembly stations.
📌 Summary:
A 38-year vertically integrated millwork plant with 27 people, $800,000 of equipment in the price and a retiring owner, at 4.5x cash flow. The margin is the question: $5,269,466 of revenue producing $467,246 of cash flow leaves little room for error, so underwrite the job costing and settle the real estate question before anything else.
🔒 Confidentiality: Financials available upon NDA.

SHOWROOM - Kitchen & Bath Showroom & Design-Build Firm | Ventura County, CA
📍 Location: Ventura County, CA 🏷️ Asking Price: $440,000 🆔 Deal Code: SHOWROOM 💰 Cash Flow: $265,000 (two-year average SDE, advisor-reported) 📈 Gross Revenue: $1,835,000 (two-year average, advisor-reported) 📊 Business Type: Kitchen & Bath Design-Build and Showroom 🏠 Ownership: Semi-Absentee, Management Team In Place, 30+ Years 🔥 1.7x SDE! | SBA Prequalified! | Below-Market Showroom Lease!
✅ Key Highlights:
• $440,000 against $265,000 of two-year average SDE is 1.7x, a 14.4% margin on $1,835,000 of two-year average revenue. That is a low multiple for a business with 30 years of history and a management team.
• Semi-absentee today: an established management team runs the day to day across 10 employees, and the owner is retiring.
• A one-stop-shop model covering design, material selection, a showroom of cabinetry, countertops and finishes, and the construction itself, serving mid to high end homeowners on kitchen remodels, bathroom renovations and general contracting.
• $302,000 of furniture, fixtures and equipment per the listing, with vehicles, equipment and inventory included, in a 4,500 sq ft space the advisor calls a below-market lease in a high traffic location at $6,400 (the lease term is not stated on the listing, so ask for it).
• The honest caveat, and the reason the multiple is this low: the business operates under a California General B contractor's license. The buyer must either hold a General B or retain a qualifying individual to keep operating. That narrows the buyer pool to licensed operators, or to buyers willing to carry a qualifier on payroll.
🚀 Growth Opportunities:
• The showroom sits in a high traffic location on a below-market lease, so it is a lead source that is already paid for. More design-led remodels booked through it carry little added fixed cost.
• A 30-year customer base gives room to add adjacent scopes, from whole-home remodels to repeat cabinetry and countertop work for past clients.
📌 Summary:
A 30-year, semi-absentee kitchen and bath design-build firm with a management team, a below-market showroom lease and a retiring owner, priced at 1.7x its two-year average SDE. The California General B license requirement is the gate every buyer has to clear first, and it is the main reason a business like this is available at this price. Reply and we will send the license plan with the financials.
🔒 Confidentiality: Financials available upon NDA.
